Bathroom Seepage: Why It Happens and How to Fix It Permanently

What actually causes bathroom seepage

  • Failed joints around the floor trap, WC and pipe penetrations
  • Micro-cracks in the screed beneath the tiles
  • Old or absent waterproofing under the floor
  • Grout erosion letting water seep behind the tiles

Notice that none of these are visible from inside the bathroom — which is why people repaint the outside wall again and again without solving anything.

You usually don’t need to break the tiles

The biggest myth is that fixing seepage means demolishing the bathroom. In most cases it doesn’t. Our bathroom seepage solution uses chemical injection grouting to seal micro-cracks in the substrate, then a flexible polymer membrane (Dr. Fixit Pidifin 2K / Sika-101) that moves with the structure without cracking. Pipe penetrations and joints are sealed with Sikaflex.
